Two prime office units at Samsung Hub on Church Street and two more at The Adelphi on Coleman Street have been put up for sale, with a combined asking price of $30 million, according to a July 3 announcement by Brilliance Capital.
Sammi Lim, the founder and executive director of Brilliance Capital, highlighted the unique appeal of The Adelphi units, noting that their individual strata titles provide flexibility for potential buyers. This allows purchasers to bid on individual units or lease them to multiple tenants.

The office unit at Samsung Hub is located on a high floor, offering a spacious 3,595 sq ft of space. This unit is likely to be sold with an existing tenancy and is available for purchase via private treaty. It boasts a column-free, regular layout and has a guide price of $4,350 per square foot, which totals approximately $15.6 million.
“In the medium to long term, there may be potential for a collective sale, which could attract owner-occupiers, discerning small businesses, private wealth entities, and family offices focused on long-term wealth preservation,” Lim added.
The two adjacent strata office units at The Adelphi are located on the top floor of the building, with sizes of 2,034 sq ft and 2,852 sq ft. These units include various amenities such as a function space, open office area, partitioned offices, meeting room, pantry, discussion area, and storage space. The combined asking price for these units is $14.4 million, or $2,950 per square foot. They are available for sale either together or separately.
Both properties are eligible for purchase by foreigners without incurring additional buyer’s or seller’s stamp duties.
Samsung Hub is a 999-year leasehold commercial building comprising 30 storeys. Situated within the Central Business District (CBD), it is conveniently located near major financial institutions and corporate headquarters. The building also features a fully sheltered link to Raffles Place MRT Interchange Station.
The Adelphi, also a 999-year leasehold property, is a mixed-use development consisting of a five-storey retail podium and a six-storey office block. It is strategically positioned at the corner of North Bridge Road and Coleman Street, in the heart of the civic district and close to the CBD. The property also offers ample parking with 382 lots available.
